How Much Does a Home Inspection Cost?

There are a variety of ways to price home inspections and you might find that every inspector in your area sets their rates differently. It’s very common and not something to be intimidated or discouraged by. Price shopping for home inspections is something we see all the time. “How much will the inspection cost” is almost always the first question we get asked. We recommend that you do NOT let the price be the sole determining factor when choosing a home inspector. Here’s a great article on how to choose a home inspector that best suits your needs.

How Are Home Inspection Fees Determined?

  • Pricing Based on Grouping by Square Footage

    This is a very common way to price home inspections. The home inspector will break down square footage into categories and assign a price to each.

    For example,

    • 1,000 to 1,999 sq ft = $250

    • 2,000 to 2,999 sq ft = $350 …and so on.

  • Pricing Based on Price Per Square Foot of the Property

    Pricing home inspections per square foot is another common practice. The inspector will choose an amount such as 18 cents and multiply it by the square footage of the property to determine the cost of the home inspection for each client.

    For example,

    • 1,000 sq ft x 18 cents = $180

    • 3,000 sq ft x 18 cents = $540 …and so on.

  • Additional Fees Added to Home Inspection Base Cost

    Occasionally a home inspector will use one of the two methods above plus added fees. These fees will be charged to the home buyer for inspecting elements of a property that require additional time and/or special tools. These elements might include a crawlspace, basement, pool, sprinkler system, septic system, and detached buildings. The fees will show up as a flat fee and be added to the base cost of the home inspection, and may or may not be optional to the home buyer.
