Gutters Are Functional and Necessary, Not Cosmetic
If there is one thing we are constantly pointing out during home inspections in the Tulsa area it’s a lack of guttering. For whatever reason, homes seem to be lacking sufficient and well-placed guttering or lacking the guttering system altogether. Two major purposes for guttering are to protect the integrity of the structure against moisture damage and to protect the integrity of the structure against the possibility of moisture attracting termites.
We’re just going to quote ourselves on this:
It may seem like gutters are a trivial add-on to a property. In reality, missing gutters can lead to structural damage down the road. What happens is that water pools against the exterior wall, eroding the gradient, making a way for more and more water to stand over time alongside the exterior of the home. Long term, when the water has nowhere to go it is absorbed into the elements of the home causing irreversible damage to the foundation and siding. (Source)
Very simply put, the objective of a guttering system is to move moisture out and away from the home. When guttering is insufficient the house is left susceptible to moisture erosion and/or damage.
Furthermore, termites love moisture. Any time there is wet soil around a property this may become a conducive condition for termites. In other words, installing gutter systems can be a proactive approach to warding off termites.
When a home inspector documents on your home inspection report that a professional should install gutters on the property definitely put that request on the Treatments, Repairs, and Replacements report which is given to the seller after the inspection has been completed.
