  1. Do Your Research Before Hiring

    Buying a house is one of the most important purchases you will ever make, and an investment like that deserves the highest amount of attention and care, and that includes choosing a home inspector. You can ask your realtor for an initial recommendation, but don’t hesitate to look around. A good way to determine if an inspector is right for you is to look at an inspector’s sample report, to see if the information is clearly presented and looks comprehensive. This will also help you prepare for what to expect for your own inspection. 

  2. Be Present for the Home Inspection

    While you want to hire inspectors you trust, its still a good idea to go to the inspection yourself. This is a chance to really get a look at the bones of a house. An inspector will look at things you’ve never even considered looking at or examining before, and following along will you give more knowledge on your future home! No inspection is going to be able to identify every single issue, so having the experience of going to the inspection will give you more of an ability to handle any future problems you may find on your own.     You are the buyer, and the home inspector is providing a service to benefit you. Don’t hesitate to (respectfully) ask questions if something is confusing, either during the home inspection or in the final report. But also, be sure not to get in the way at an inspection by giving your inspector plenty of space to do their work so they can produce the best results for you! Remember that while your inspector can give you ideas on what needs to be fixed, they can’t help you negotiate with the home seller. That is something to discuss with your agent.

  4. Don’t Panic!

    When you go to a home inspection or look at the inspector’s report, you may initially panic at seeing what looks to be a long list of problems. Work with your inspector to identify which problems are the most important, particularly those related to the structure and foundation of the house. Then you can move through the list to identify which ones aren’t as serious. With serious issues, talk to your real estate agent and come up with a plan on how to address it with the sellers, or even if you need to walk away.
